These Terms govern use of FlatLabLegal.pro and the provision of apartment purchase legal support by FlatLabLegal. By using the website or engaging our services, you agree to these Terms. Services are provided in accordance with applicable Malaysian laws and professional practice.

Use of FlatLabLegal services requires legal capacity and compliance with applicable laws. You represent that you are authorized to engage the services and that information provided is accurate and lawful.
Minimum age: You must be at least 18 years old to instruct FlatLabLegal. Minors must be represented by a parent or legal guardian competent to enter into agreements.
Lawful use: Services and site functionality must not be used for unlawful activities, fraud, funds laundering or to infringe others' rights. Suspected unlawful use may lead to suspension of services and reporting to authorities as required.
Country limits: FlatLabLegal provides services focused on apartment purchase matters in Malaysia. Availability of certain services may be limited by local regulations or the professional capacity of our team.
Account and user responsibilities
Certain services require an account or submission of personal information to manage your matter. You are responsible for maintaining accurate account information and for activity conducted through your credentials.
Accuracy: Provide truthful, complete and up-to-date information. Inaccurate data may affect our ability to provide effective legal support or to perform due diligence tasks.
Security: Keep login credentials confidential. Notify FlatLabLegal promptly if you suspect unauthorized access. We implement technical safeguards but you are responsible for protecting your credentials.
No transfer: Accounts and any licenses granted for use of FlatLabLegal materials are personal and non-transferable without prior written consent.
Hacked accounts: Report suspected account compromises immediately to FlatLabLegal. We will take reasonable steps to secure the account and assist with remediation.
Suspension: FlatLabLegal may suspend access to services for non-payment, suspected abuse or compliance concerns, pending contribute or resolution.
Description of services
FlatLabLegal provides legal support services related to apartment purchases, including contract review, title searches, coordination with sellers and agents, review of funding documents and guidance on statutory requirements. Services are advisory and tailored to the information provided by the client.
Service changes: FlatLabLegal may modify service offerings, processes or delivery methods. Notice of significant changes will be posted on FlatLabLegal.pro and communicated to affected clients where feasible.
Availability: While we strive for reliable access, FlatLabLegal and the website may be unavailable occasionally for maintenance, updates or due to third-party disruptions. We will seek to minimize interruptions.
User conduct rules
When interacting with FlatLabLegal or using the website, users must comply with the following rules:
- Provide honest and complete information related to your property matter.
- Respect confidentiality of communications and documents provided by others involved in a transaction.
- Do not upload or transmit viruses, malware or content that violates intellectual property or privacy rights.
- Remain professional in communications with FlatLabLegal staff and third parties.
- Do not attempt to circumvent service limits, security controls or payment obligations.
- Use information provided by FlatLabLegal for lawful purposes only and in compliance with local regulations.
- Report suspected misuse of the platform or security incidents to FlatLabLegal promptly.
User-provided content
Documents, messages and other materials you provide to FlatLabLegal remain your data subject to the terms below.
Ownership: You retain ownership of your content, including property documents and communications you submit, subject to any third-party rights.
License: By submitting content you grant FlatLabLegal a limited license to use, reproduce and store the content as necessary to provide services. This includes sharing with third parties engaged to support the transaction (e.g., registries, agents) where required.
Responsibility: You are responsible for ensuring you have rights to share content and that it does not infringe others' rights or contain unlawful material.
Removal: Requests to remove user-provided content will be evaluated in light of contractual obligations, legal retention requirements and legitimate business needs.
Intellectual property
FlatLabLegal retains intellectual property rights in site content, templates and materials created by our team. You may use materials provided to you for purposes of your transaction as agreed but must not reproduce or redistribute proprietary materials without permission.
- Do not copy or republish FlatLabLegal proprietary content for commercial use without written consent.
- Respect activity and branding; do not imply endorsement by FlatLabLegal without authorization.
- Do not remove copyright or activity notices from materials provided by FlatLabLegal.
Paid services and billing
Certain FlatLabLegal services are provided for a fee, including document review, due diligence and representation coordination. Fees, billing cycles and payment methods are described in the engagement agreement.
Pricing: Fees reflect the scope of work agreed in writing. Estimates are provided where applicable and are subject to change if the scope materially changes.
Payment: Accepted payment methods are listed during checkout or in the engagement letter. Payments due must be made in the currency and within the timeframe specified.
Subscriptions: If you subscribe to ongoing services, subscription details, renewal terms and cancellation procedures will be set out in the subscription agreement. You may cancel future renewals as specified in that agreement.
Refunds: Refunds are considered on a case-by-case basis and depend on the nature of the service, work already performed and any non-recoverable costs. Refund policies will be described in the engagement terms.
Cancellation: You may cancel certain tasks prior to commencement. Cancellation terms, including potential fees for work already completed, will be set out in the engagement agreement.
Taxes: Applicable taxes, duties or government fees are the responsibility of the client unless otherwise stated. Where required, taxes will be added to invoices.
Price changes: FlatLabLegal may update fees prospectively. Existing customers will be notified of material changes in advance where contractually required.
Non-payment: Failure to pay may result in suspension of services, retention of documents until payment is made and recovery actions to collect outstanding amounts.
Legal nature of information
Information provided by FlatLabLegal is for informational and preparatory purposes related to apartment purchases. It does not replace individualized legal advice tailored to your full circumstances. Where specific legal representation is needed, an engagement agreement will set out the scope of that representation.
Limitation of liability
To the fullest extent permitted by law, FlatLabLegal's liability for direct damages arising from provision of services is limited to fees paid for the relevant services. FlatLabLegal is not liable for indirect, special or consequential losses, including loss of benefits, except as required by applicable law.
Third-party services and links
FlatLabLegal may rely on third-party providers (registries, property agents, valuation services) to perform parts of a transaction. We do not control third-party operations and are not responsible for their acts or omissions beyond our contractual arrangements.
Termination
Either party may terminate an engagement in accordance with the termination provisions of the engagement agreement. FlatLabLegal may also suspend or terminate access to the website for breaches of these Terms.
Consequences: On termination, outstanding fees and obligations remain due. FlatLabLegal may retain necessary records for compliance and professional obligations and will return client documents as agreed.
Privacy and data protection
FlatLabLegal's handling of personal data is described in our Privacy Notice. By using our services you consent to processing consistent with that notice and to transfer of data to third parties where necessary to provide services.
Communications
We use email, secure portals and telephone for routine communications. Clients should ensure communication channels are secure and inform FlatLabLegal of any restrictions or preferred methods.
Changes to terms
FlatLabLegal may update these Terms to reflect changes in law, service offerings or operational practices. Material changes will be posted on FlatLabLegal.pro with an updated effective date.
Governing law
These Terms are governed by the laws of Malaysia. Any disputes relating to these Terms or FlatLabLegal services will be resolved under Malaysian law and in the appropriate Malaysian forum unless otherwise agreed in writing.
FlatLabLegal: Contract Terms and Dispute Resolution
Disputes: Parties should seek to resolve disputes by discussion, and where appropriate, mediation or arbitration in Kota Kinabalu, Sabah. If resolution cannot be reached by alternative dispute resolution, disputes will be subject to the Malaysian courts.
